In late 2023, Embolden Real Estate, LLC (Embolden), a minority- and woman-owned development firm, and NHPF, acquired The Amelia and Paul, a six-story property with 23 apartments located in the Kalorama neighborhood and the Near Northwest Washington, DC Planning Area, one of the District’s priority areas for affordable housing development and preservation, through a TOPA deal. As part of its mission, the property, now known as The Bobbi, will employ certified business entities (CBEs), socially disadvantaged, minority-owned, and small businesses. Renovations are expected to be completed as early as Q4, 2025 and will result in a family-friendly, amenity- and service-enriched building that meets Enterprise Green Community Plus standards. Columbia Heights Village Apartments Affordable High-rise, Garden-style, and Town Homes in Washington, DC Columbia Heights Village is a 406-unit, 31 building apartment development located on 14th Street, NW in the vicinity of Harvard Street and Columbia Road in Washington, DC. The property is composed of three different property types: a ten-story high-rise, garden-style homes, and seven town homes. Fully renovated in 2001, Columbia Heights Village Apartments offers exceptional subsidized housing accommodations in the heart of the vibrant Columbia Heights neighborhood. Elm Gardens Apartments 36 Units of Affordable Housing in the Takoma Neighborhood of Washington, DC Acquired by NHPF in the fall of 2022 via TOPA, Elm Gardens Apartments is a 36-unit naturally occurring affordable property in the bustling Takoma neighborhood of Washington, DC. NHPF’s acquisition of Elm Gardens, in coordination with the Tenants Association, will ensure its continued affordability for many years to come. Elm Gardens consists of one all-brick, 3-story walk-up building with 36 parking spaces. Last renovated in 2000, Elm Gardens was originally built in 1966 and recently added solar panels to the roof. A laundry room is available to residents on-site and the property located one block away from the Takoma Metro station.
