NHPF BUILDS New York

Headquartered in the Empire State, The NHP Foundation (NHPF), a leading provider of affordable housing in 16 states and the District of Columbia, also counts five New York properties in its portfolio, cementing our status as a foremost developer of affordable housing in the nation’s largest metropolitan market. Our history in the State dates back to 2012 with the acquisition of Plaza Borinquen Apartments in the Bronx. This transaction was followed by Ennis Francis Apartments (2016) in Manhattan, Shore Hill (2018) in Brooklyn and two other Brooklyn properties, Sunset Gardens and Harbor Hill in 2019. This eclectic set of properties includes the 88 townhomes of Plaza Borinquen, Ennis Francis’ 220 units in New York’s renowned Harlem neighborhood, and the 558 units offered by Shore Hill Housing in Brooklyn. NHPF Builds New York. NHPF’s successful work in New York is based in large part on our organization’s skill in partnering with other community-based partners, developments, and non-profits, as well as completing complex financial transactions from beginning to end. For example, NHPF partnered with Jonathan Rose Companies, one of the country’s leading developers and investors in sustainable, affordable and mixed-income multi-family real estate to purchase Shore Hill Housing. The two most recent acquisitions NHPF has completed in New York, Sunset Gardens and Harbor Hill, 81 and 87 units of senior housing respectively, were also purchased in partnership with Jonathan Rose Companies. These two HUD project-based Section 8 Housing senior properties in the Sunset Park section of Brooklyn were purchased from NYU Langone and are scheduled to undergo substantial rehabilitation in 2022. We see the path up and out of poverty beginning with multifamily housing enriched with services provided by our subsidiary Operation Pathways—services that families and seniors draw on to expand opportunities for education, financial growth, health and well-being.
