The NHP Foundation (NHPF) is a leading provider of affordable housing in 16 states and the District of Columbia. Our roots in the Sunshine State date back to 1997 with the acquisition and rehabilitation of a trio of affordable housing properties in Tampa, St. Petersburg, and Lauderhill. Since then, the organization has continued to invest in affordable housing in Florida and has developed excellent relationships at the municipal, county and state level, partnering and collaborating on intricate deals that benefit both residents and the surrounding community.

Our organization currently owns and operates four properties in Florida, representing 908 units of affordable housing set aside for Floridian families. Our focus on providing much needed affordable housing in the booming South Florida market has resulted in successful, sustainable properties in the cities of Sebastian, Boynton Beach, Florida City, and Cutler Bay. These properties provide significant investment in the housing stock of local communities and represent a variety of housing types and architectural styles. Today, NHPF is proud to be undertaking another significant investment in Florida with the substantial redevelopment of Sunset Bay Apartments in Cutler Bay. This $80 million project will preserve 308 units of much-needed affordable housing in the Miami-Dade metro area for another generation. The rehabilitation of Sunset Bay will upgrade all building systems, kitchens, and bathrooms while substantially enlarging the community center and achieving Enterprise Green Community Certification through our efforts at increased sustainability. Construction at Sunset Bay is due to be completed in 2022. We see the path up and out of poverty beginning with multifamily housing enriched with services provided by our subsidiary Operation Pathways – services that families and seniors draw on to expand opportunities for education, financial growth, health and well-being. Preserving and expanding access to affordable housing in the Sunshine State is just one way that NHPF strives to build and preserve more equitable, resilient communities that people can afford.
Pelican Isles 925 Pelican Isles Circle, Sebastian, FL 32958 / 150 units
Built in 2005, Pelican Isles is a 12 building, 2-story, garden-style multifamily apartment complex that contains 150 total units over a 17.18 acre parcel located in beautiful Sebastian, Florida. The rental units are composed of spacious one, two, and three bedroom apartment homes. The property borders protected wetlands and is within walking distance of a post office, city hall, police station, Boys and Girls Club, and bus stop. Pelican Isles is just minutes from the St. Sebastian Riverfront Park for fishing, boat launching, and walks on the pier.

Redland Arms 950 W. Davis Parkway, Florida City, FL 33034 / 66 units
Redland Arms Apartments, located in Florida City, Florida, is a 10-building 66-unit, garden-style property featuring a mix of one-, two-, and three-bedroom units. Built in 2002, Redland Arms was a year-15 property that is in its extended use period. Amenities at Redland Arms include a clubhouse (with leasing office, computer room, and exercise room), pool and pool house, covered BBQ area, playground, car- washing station, and basketball half court.
Sunset Bay Apartments 10000 SW 224th Street, Cutler Bay, FL 33190 / 308 units
Sunset Bay Apartments is an affordable one-, two-, and three-bedroom community. It is centrally located in South Miami to area schools, a retail mall, shopping center, and public library. Access to the Florida Turnpike and public transportation are just one block away from the property. Residents enjoy many amenities including a swimming pool, playground, fitness center, computer center, and well- landscaped grounds. Sunset Bay was built in 2001 and had been well-maintained but had building systems that were past their useful life. The property had
become dated in comparison with other properties in the Cutler Bay submarket. The redevelopment of Sunset Bay furthered a successful joint venture between NHPF and TPI, Inc. This rehabilitation preserved the property’s affordability for the long term, increased marketability, and addressed long term capital needs of an existing affordable housing property serving over 500 residents.
