NHPF BUILDS Massachusetts

The NHP Foundation (NHPF), a leading provider of affordable housing in 16 states and the District of Columbia, acquired its first property in the Bay State in 1997 with Ships’ Cove Apartments in Fall River, and continues to actively seek new avenues for the development of affordable housing in Boston and beyond. Our most recent acquisition in Massachusetts is Blue Mountain Apartments in 2020, a 217 unit scattered-site property with valuable three, four, and five bedroom units for Massachusetts families. This historically significant property in the Roxbury neighborhood of Boston was acquired and preserved by NHPF, and is undergoing a significant renovation scheduled for completion in 2022. The rehabilitation was partially financed using a significant amount of State and Federal Historic Tax Credits, ensuring the preservation of these historically and architecturally significant apartments.

NHPF prides itself on its ability to maximize rehabilitation efforts at our properties while minimizing disruption to residents. Both of our Massachusetts properties offer excellent examples of this kind of conscientious work. The rehabilitation of Ships’ Cove was a resident in-place renovation, where extensive repairs were conducted while residents were able to remain in their units. The substantial work being done at Blue Mountain necessitates a full, temporary relocation of residents, an endeavor NHPF has successfully completed many times with minimal disruption to residents’ lives. We see the path up and out of poverty beginning with multifamily housing enriched with services provided by our subsidiary Operation Pathways—services that families and seniors draw on to expand opportunities for education, financial growth, health and well-being. Expanding on the organization’s excellent working relationship with MassHousing, NHPF is currently working with the City of Boston’s Planning and Development Agency (BPDA) to redevelop part of the Nubian Square area into affordable rental housing. This mixed-use project, under development with our local partner Urbanica, will bring both affordable and market rate housing, as well as community commercial space, to a historic area of Roxbury. Preserving and expanding access to affordable housing in the Bay State is just one way that NHPF strives to build and preserve more equitable, resilient communities that people can afford.

Ships’ Cove Apartments 130 Canal Street, Fall River, MA 02721 / 384 units

Ships’ Cove is a high-rise building located centrally to public transportation as well as many other public and commercial amenities. Its residents enjoy incredible views of historic Battleship Cove. The renovation includes improvements to units, common areas, building systems and the building exterior, as well as accessibility improvements and installation of utility-conserving fixtures. These redevelopment efforts have improved the quality of life for current and future residents and secured Ships’ Cove as an important affordable housing resource in Fall River.

Blue Mountain Apartments Scattered Site Project, Boston, MA / 217 units

An ambitious landmark project, Blue Mountain Apartments is a 217-unit multifamily complex composed of 19 walk-up buildings built between 1910 to 1930 in the Roxbury neighborhood of Boston. The buildings were last renovated in the late 1980s through a combination of LIHTC equity and the Section 8 Rental Assistance program. NHPF’s acquisition of the property ensured the preservation of Blue Mountain’s affordability in a Boston neighborhood currently undergoing a significant period of gentrification. The substantial rehabilitation of the 19 buildings, scheduled for completion in 2022, will extend the useful life of the property and

expand the amenities on offer to resident while preserving buildings that the Massachusetts Historic Preservation Office and National Park Service have both determined to have historical significance to the Roxbury neighborhood.
