NHPF BUILDS Virginia

The NHP Foundation (NHPF) is a leading provider of affordable housing in 15 states and the District of Columbia. NHPF is dedicated to preserving and creating sustainable, service- enriched multifamily housing, and single-family homes that are both affordable to low and moderate income families and seniors, and beneficial to their communities. NHPF’s Construction Management Group provides in-house resources dedicated to infrastructure review, infrastructure development and costs management. Through Family-Centered Coaching, NHPF’s subsidiary Operation Pathways engages with, and assists, families experiencing poverty and other hardship, to problem-solve together. Through partnerships with major financial institutions, the public sector, faith-based initiatives, and other not-for-profit organizations, NHPF has 61 properties, including over 10,000 units, in 16 states and the District of Columbia. Our work in Virginia includes the important affiliate development, Winter Hill Apartments, senior affordable housing in Falls Church. Since 2011, NHPF has continued to invest in affordable housing in Virginia including exploring new acquisition and preservation opportunities in Northern and Southeast Virginia. NHPF Builds Virginia. Most recently, The City of Falls Church was selected by the Virginia Housing Development Authority (VHDA) to receive Amazon grants for affordable housing initiatives through the Resources Enabling Affordable Community Housing in Virginia (REACH) Virginia Program. The City will receive $3,400,000 for a new affordable housing homeownership program which The NHP Foundation (NHPF) will manage via its local CDC Falls Church Housing Corporation. The City’s Housing and Human Services Department will provide additional funding and homebuyer coordination. The City estimates that with this funding, 18 qualified first-time home buyers will be able to purchase rehabilitated homes through NHPF for approximately $425,000 to $525,000. The program maximizes homeowner affordability and sustainability using Virginia Housing Special Lending Programs and mortgage credit certificates, and local down payment assistance.

NHPF’s first affiliate under the new NHPF Affiliate Program was FCHC Virginia Community Development Corporation (FCHC). Residents Services programming at Winter Hill Apartments includes financial literacy and physical fitness classes as well as technology class for seniors to learn to email, text and use social media such as Facebook, all of which allow seniors to easily keep in contact with their friends and

loved ones, children, grandchildren who live out of state or in another county. To communicate with others helps seniors avoid feelings of depression and isolation, which are common to older people living alone. The NHPF Affiliate Program brings NHPF’s managerial strength in finance, asset management, resident services, and fundraising to local housing programs that cannot support the breadth or depth of staff needed to continue. The housing programs that affiliate with NHPF realize cost savings and gain the expertise needed to sustain and grow their operations. FCHC Virginia Community Development Corporation, is the first affiliate to align with NHPF. Its agreement with NHPF took effect on June 28, 2011. A 30-year-old organization with a history of public/private partnerships, FCHC operates properties with a total of 87 units for seniors and low- to moderate- income residents of Virginia.
