PROJECT OVERVIEW Curtis Cofield II Estates is a thoughtfully designed affordable housing development in New Haven, Connecticut, providing 56 high-quality, energy-efficient homes for families. Located in the West River area, this townhome-style community will offer spacious one-, two-, and three-bedroom apartments, ensuring long- term affordability while fostering a sense of community. The development is part of a broader effort to reconnect and revitalize neighborhoods long divided by the never-completed Route 34 expressway. Curtis Cofield II Estates will feature modern, open-plan layouts with energy-efficient appliances, secured entry, and a package room. Residents will also have access to amenities such as a resident lounge, electric vehicle charging stations, a playground, and an outdoor gazebo. Additionally, the site will include retail space for a minority-owned coffee shop/bakery, further integrating lo c al businesses into the neighborhood. The community prioritizes sustainability, incorporating Zero Energy Ready Home and Passive House Design standards, achieving between 50-90% energy savings. The development will be 100% electric with no gas connections, featuring solar paneling to maximize environmental conservation and efficiency. The $30.3 million project is part of New Haven’s Neighborhood Revitalization Strategy Area (NRSA) and aligns with the city’s plan to create affordable housing with essential services. Curtis Cofield II Estates will provide 12 supportive housing units, with Columbus House serving as the supportive services provider, while NHPF’s subsidiary, Operation Pathways, will offer resident programs and a full-time Resident Services Coordinator on-site.
