17 Mississippi Apartments / Washington, DC PROJECT OVERVIEW

17 Mississippi is a transformative affordable housing development in Southeast Washington, DC, providing 41 high-quality homes for local artists and individuals transitioning out of homelessness through the Permanent Supportive Housing (PSH) program. The six-story, 43,000-square-foot building integrates a two-level concrete podium with four wood-framed stories above, blending seamlessly into the hilly Ward 8 landscape. Its thoughtfully designed façade features Corten steel panels, brick, fiber cement, and corrugated metal to create a visually engaging and durable exterior. This fully affordable development has 20% of its units at 30% AMI and the balance at 50% AMI. The unit mix includes studios, one-bedroom, and three- bedroom apartments. A 1,000-square-foot artist studio and community gallery support local creatives, while sustainability remains a priority with certifications from Enterprise Green Community, Energy STAR, and DOE’s Zero Energy Ready Homes program. The $22.9 million project was funded through tax- exempt bonds, LIHTC investments, and support from the DC Housing Production Trust Fund. With its blend of sustainable design, community engagement, and targeted support services, 17 Mississippi serves as a model for inclusive, high-quality affordable housing in Washington, DC.
