 Developed marketing materials for new group, including successful proposals for lead underwriter engagements with the City of Atlanta and Cleveland’s public housing authority.  Contributed to winning and executing a $74 million Freddie Mac-enhanced swap.  Provided extensive comments to direct purchase program legal documents to eliminate inconsistencies and better match bond and loan structures to interest rate hedges.  Clients served included The Michaels Development Co., CFY Development (CA), and San Antonio Alternative Housing Corp.

BANC OF AMERICA SECURITIES LLC 2004 – 2006 Vice President, Public Finance Group

 First hire by head of new Affordable Housing Team created to focus on developer driven and public housing authority transactions. Served as lead banker or day-to-day banker on publicly offered financings and direct purchases by Bank of America’s Community Development Bank.  Completed 19 affordable housing transactions totaling more than $490 million. More than 75% of the transactions included LIHTC.  Wrote successful proposals for engagements with public housing authorities in St. Louis, Spartanburg (SC), and Portland (OR).  Senior managed transactions included public housing authority LIHTC transactions incorporating HOPE VI and capital grant securitizations.  Clients served included Chicago Housing Authority, Related Apartment Preservation, Wood Partners, LDG Development (KY), Dallas Housing Authority, and The Community Builders. RBC Capital Markets (tka RBC Dain Rauscher Inc.) 2001 – 2004 Vice President, Public Finance Group 2003 - 2004 Associate, Public Finance Group 2001 – 2003  Served as day-to-day banker or financial advisor on 53 affordable housing financings totaling more than $600 million. More than 75% of transactions included LIHTC.  Each year wrote four to six responses to formal requests for proposals from public housing agencies for investment banking services.  Performed all financial analyses and rating agency required bond and mortgage cashflows for a variety of financing structures, including FHA/GNMA, FHA Risk Sharing, and Fannie Mae.  Developed Excel versions of bond deal model and closing memo that improved accuracy and speed. Updated versions of those continue to be used by RBC bankers.  Clients served included AvalonBay Communities, AHC Inc., CPDC, Clark Capital, The NHP Foundation, and The Bozzuto Group.
