The NHP Foundation (NHPF) is a leading provider of affordable housing in 16 states and the District of Columbia. Our roots doing business in the Show-Me State date to the 2010 acquisition of St. Luke’s Plaza, located in the Central West End neighborhood of St. Louis, comprised of 216 units. This was followed by the 2021 acquisition of Cardinal Ridge Apartments, a 160-unit property approximately 14 miles from downtown Kansas City, Missouri. NHPF looks for opportunities to expand the provision of a variety of much-needed affordable housing in a variety of neighborhoods. The organization is also known for its expertise in managing complex transactions and nurturing important relationships at the municipal, county, and state levels in those regions where we do business. NHPF Builds Missouri Our organization currently owns and operates two properties in Missouri, representing 376 units of affordable housing set aside for families and seniors in Kansas City and St. Louis. These properties provide significant investment in the housing stock of their local communities and represent a variety of housing types and architectural styles, from townhouse-style living to traditional apartment.

NHPF BUILDS MISSOURI

Cardinal Ridge 4220 E. 49th Terrace, Kansas City, MO 64136 / 160 units

Cardinal Ridge Apartments consists of 20 buildings with 160 units spread over more than 12 acres near the burgeoning Kansas City metro area. Cardinal Ridge Apartments was built in 2001 and features a host of different building types, including a mid-rise elevator building, garden style walkups, and two- and three- story townhouse units. There are laundry and trash facilities

throughout the property as well as multiple community areas including a library, activities room, and resident council offices. NHPF, in partnership with the Housing Authority of Kansas City, provided this high-quality affordable property.

St. Luke’s Plaza 5602 Enright Avenue, St. Louis, MO 63112 / 216 units

St. Luke’s, a historic building constructed in 1929 and 100% renovated, is located in St. Louis’ dynamic Central West End, just steps away from Delmar Avenue Shops and Dining. This charming location is listed on the U.S. Register of Historic Places. Classic architectural details blend with modern amenities for the best of both worlds, including spacious studio, one- and two-bedroom floor plans, an exercise facility, and a professional on-site management team. The community features 216 cable and internet ready units with individually

controlled heating and air conditioning, community room with planned social activities, on-site laundry facilities, building courtesy patrol, controlled access entries, 24-hour emergency maintenance services, ample off-street parking, elevator accessibility in select buildings, balconies in select buildings, oversized energy efficient windows, and Operation Pathways programs and services.
